Terms & Conditions

This Guest Agreement (“Agreement”) is entered into between CalCreationsHomes (“Host/Management”) and the undersigned Guest (“Guest”) for the rental of a vacation property (“Property”).

By booking and/or occupying the Property, Guest agrees to comply with the following Terms and Conditions.

1. Reservation & Occupancy

1.1. The individual making the reservation must be at least 25 years of age and must remain on the Property for the duration of the stay.

1.2. Only registered guests listed on the reservation may stay overnight at the Property.

1.3. Maximum occupancy limits must be strictly followed at all times.

1.4. Unauthorized guests may result in immediate termination of the reservation without refund.

2. Respect for Neighbors & Community

2.1. Guest agrees to respect all neighbors, HOA rules, and community regulations.

2.2. Quiet Hours are enforced from 10:00 PM to 8:00 AM, unless otherwise stated.

2.3. No loud music, parties, excessive noise, or disruptive behavior is permitted at any time.

2.4. Any complaint from neighbors or authorities may result in immediate removal without refund.

3. No Parties, Events, or Gatherings

3.1. Parties, events, weddings, receptions, bachelor/bachelorette parties, or large gatherings are strictly prohibited unless prior written approval is granted.

3.2. Decorations involving confetti, glitter, fireworks, smoke machines, or similar items are prohibited.

3.3. Violation of this policy may result in additional fees, fines, or termination of stay.

4. Property Care & Condition

4.1. Guest agrees to treat the Property and all furnishings with care and respect.

4.2. Guest is responsible for any damage caused by themselves or their visitors.

4.3. Any damages, missing items, or excessive cleaning required will be charged to Guest.

4.4. Guest must report any issues or damages immediately.

4.5. Rearranging furniture or removing items from the Property is not permitted without approval.

5. Security, Monitoring & Compliance

5.1. For safety and security purposes, exterior security cameras and/or noise monitoring devices may be installed. No interior cameras are used.

5.2. Tampering with, disabling, or disconnecting any security or monitoring equipment is strictly prohibited.

5.3. Any attempt to interfere with security systems may result in immediate termination of the reservation.

6. Smoking, Drugs & Fire Safety

6.1. Smoking and vaping are prohibited inside the Property.

6.2. Illegal drugs are strictly prohibited on the premises.

6.3. Fireworks, open flames, and unsafe fire practices are not permitted.

6.4. Guest agrees to follow all local fire regulations and safety rules.

7. Pets (If Applicable)

7.1. Pets are permitted only with prior approval and payment of applicable fees.

7.2. Approved pets must be properly trained and supervised at all times.

7.3. Guest is responsible for cleaning up after pets and any damages caused.

7.4. Unauthorized pets may result in additional fees and removal.

8. Hot Tub, Sauna, Fireplace & Amenities (If Applicable)

8.1. Use of hot tubs, saunas, fireplaces, and recreational amenities is at Guest’s own risk.

8.2. Guest agrees to follow all posted instructions and safety guidelines.

8.3. Children must be supervised at all times.

8.4. Host is not responsible for injuries resulting from improper use.

9. Housekeeping & Check-Out

9.1. Guest agrees to leave the Property in reasonably clean condition.

9.2. Trash must be properly disposed of in designated containers.

9.3. Excessive mess, stains, spills, or odors may result in additional cleaning fees.

9.4. Late check-out without approval may result in penalties.

10. Liability & Indemnification

10.1. Guest assumes full responsibility for personal safety and belongings.

10.2. Host is not responsible for accidents, injuries, illness, theft, or loss of personal property.

10.3. Guest agrees to indemnify and hold harmless CalCreationsHomes, property owners, and affiliates from any claims, damages, or liabilities arising from Guest’s stay.

11. Cancellation, Termination & Eviction

11.1. Cancellation policies follow the terms agreed upon at booking.

11.2. Host reserves the right to terminate the stay immediately for violations of this Agreement.

11.3. No refunds will be issued for terminations due to rule violations.

11.4. Law enforcement may be contacted if necessary.

12. Force Majeure

12.1. Host is not responsible for events beyond reasonable control, including weather, natural disasters, utility outages, or government restrictions.

13. Governing Law

13.1. This Agreement shall be governed by the laws of the State of North Carolina.

13.2. Any disputes shall be handled in the appropriate courts of North Carolina.

14. Acknowledgment & Acceptance

By completing a booking, Guest acknowledges that they have read, understood, and agree to all Terms and Conditions stated above.
